Before you can determine your final budget, there are a few things that must happen. Based on the size, quality, and complexity of the construction associated with the build, we’ll calculate a rough estimate per square metre in the early stages.
Following that, we’ll work with all contractors throughout the design phase to insure that everything is within budget. Be aware that various drawings, permits, and reports will be required at this stage, all of which must be budgeted for in addition to the costs directly associated with the construction.
We’ll be able to calculate your fixed price and provide a final quote once all of this preliminary work is completed. Choice of materials, fixtures and fittings, labour, equipment, and timeframe, as well as any additional expenditures on luxury items, will all play a role.

If you’re planning a first-floor deck as part of an extension, keep in mind that Council will want to make sure your neighbours‘ privacy is protected. Similarly, your extension should be designed to keep your privacy from neighbouring houses.
Check to see if you need to make any changes to your own home insurance during the extension. Legislation — Before beginning construction, a licenced builder must provide the necessary insurances.
The first step towards your ideal renovation, extension, or new construction is to find the best builders in your area. But how do you pick the wheat from the chaff when there are so many local builders to choose from?
We’ll look at four important factors to consider when looking for the best local builders.
1. Are they in close proximity to you?
The first question to ask is whether or not there are any builders in your area. Some builders will present themselves as a local company when they are actually located elsewhere.
It’s not uncommon for builders to have multiple websites, each aimed at a different market, and then subcontract the work to someone local. While you will eventually find a local builder, it may not be the one you were hoping for.
Check for a local phone number and address to insure that the builders are actually close by.
2. Knowledge of the area
When it comes to something as important as your home, you want to hire people who have worked in similar situations before. You’d like that experience to be as close to home as possible. Working in the same place for years, if not decades, is a true test of quality and service.
Builders will have a better understanding of local properties if they have a lot of experience near them. With many neighbouring homes built at a similar time, they often have the same structure, design and materials, all of which will give builders a better starting point for work on your home.
Builders who work in their community will be familiar with all of the best local suppliers. This will enable them to obtain the best materials at a reasonable cost, which will be passed on to you. On the flipside, if a builder has experience but only in other areas, is raises questions as to why they’re moving about so much – and have to go further afield to find customers.
3. Certifications
As with any contractor, you want local builders to have accreditations and memberships to back up their experience and expertise.
4. Local reviews
That leads us nicely onto the final point – reviews. They say the proof of the pudding is in the eating. Who better to tell you about a local builder’s work than the people whose homes they’ve been working on?
Check for local builders’ reviews on sites like Facebook and Google to see what previous and existing customers think of their work – and highlight any potential problems before working with them.
