Sutherland Shire is our area: fourteen suburbs from the coast at Cronulla to the upper Shire at Engadine and Heathcote, all under Sutherland Shire Council. We also take on projects in the Georges River council area next door.

The same process applies everywhere. What changes from one part of the Shire to the next is the land and the controls on the lot.
We build high-end custom homes and renovations in Cronulla and Caringbah, at the Shire's coastal end between Bate Bay and Port Hacking. Blocks near the water bring salt exposure, which drives the choice of cladding, fixings, glazing and roofing, and some lots carry coastal or flood controls that show on the section 10.7 planning certificate.
We build high-end custom homes and renovations in Miranda, Gymea, Kirrawee, Sutherland and Jannali, the established suburbs along the Illawarra rail line, where much of the housing is older brick and fibro on regular blocks. That is where the renovate-or-rebuild question usually comes up, and where a whole-of-house renovation, a second storey or a new home can make the most of land you already own.
We build high-end custom homes and renovations in Como, Oyster Bay, Sylvania, Illawong and Menai, on the Shire's river side, where many streets fall toward the Georges River and the Woronora River. Sloping and waterfront lots start with a survey and a geotechnical report, and the design follows the fall of the land rather than fighting it.
We build high-end custom homes and renovations in Engadine and Heathcote, in the upper Shire, bordered by national park and bushland. Where a lot is mapped as bushfire prone land, the Bushfire Attack Level (BAL) sets requirements for cladding, glazing, decks and roofing, and the approval pathway often changes too.

Ask about your suburbAcross the Georges River from the Shire, Georges River Council covers the St George suburbs below. Building work there is assessed under the Georges River Local Environmental Plan 2021 rather than the Sutherland Shire LEP, so the controls on your lot are checked against that plan.
Established St George suburbs where many families are weighing up a second storey, a rear extension or two homes on one lot. Since 1 July 2024, dual occupancies have been permitted in the R2 Low Density Residential zone across NSW, subject to the local controls.
The Georges River foreshore suburbs, with steep streets and waterfront lots. Foreshore, flood and heritage controls can apply lot by lot, so the site assessment starts from the planning certificate and the council's LEP maps before any design work.
Sutherland Shire Council covers the Shire, and Georges River Council the suburbs next door. Each has its own local environmental plan, while the state rules below apply in both.

A complying development certificate is issued by a certifier or council for projects that meet set state standards, in as little as 20 days. Otherwise a development application goes to council. Heritage, bushfire, flood and foreshore controls commonly mean a DA.
Every new home needs a BASIX certificate, which sets water and energy targets for the design. Extensions and renovations need one too above a set cost of works.

Sutherland Shire Council, under the Sutherland Shire Local Environmental Plan 2015. In the Georges River suburbs it is Georges River Council, under the Georges River Local Environmental Plan 2021. Many projects can instead be approved as complying development by a private certifier, if the site and the design meet the state standards.
It depends on the lot and the design. A complying development certificate (CDC) is issued by a private certifier or council for projects that meet set state standards, in as little as 20 days. Otherwise a development application (DA) goes to council. Heritage, bushfire, flood and foreshore controls commonly push a project to a DA. We confirm the pathway at the site assessment, before the design is locked in.
Start with the section 10.7 planning certificate for the lot, which discloses the zoning and the overlays affecting the land, such as bushfire prone land, flood planning, heritage and foreshore controls. The council's local environmental plan maps show the zoning and controls too. We read these at the site assessment, and they decide the design and the approval pathway.
