Demolition scope
A single-storey fibro house is a different job from a two-storey brick home with a pool.

We knock down your old home and build a custom new one on the same block, managing the site assessment, approvals, demolition and construction under one fixed-price contract.
Takes 30 seconds. Keiron Moore, the builder, runs every site assessment himself.
Free and no obligation. Keiron visits your block himself and gives you an honest view of whether a rebuild makes sense, before you spend a dollar on design.
A knockdown rebuild (KDR) means demolishing the house you own and building a new one on the same land, instead of renovating the old structure or selling and buying elsewhere. You keep the street, the school zone and the neighbours, and you get a house built to current standards.
On older brick and fibro housing, a full renovation can cost most of what a rebuild costs and still leave an old house underneath. That is where a rebuild usually wins.

| Typical timeframe | Most CKS Projects rebuilds take 6–12 months, including design, approvals, demolition and construction |
| Stamp duty | None when you rebuild on land you already own, because no property changes hands |
| Council | Sutherland Shire Council, or a private certifier for a CDC |
From the first site visit to handover, you deal with one team that manages every part of your rebuild. You don't have to find a demolisher, an asbestos contractor, a certifier and a builder separately.

Every block is different, so we don't publish a one-size price. Your fixed-price tender is built from six things that vary site by site.
A single-storey fibro house is a different job from a two-storey brick home with a pool.
Once the inspection is done, removal becomes a defined cost, not an open one.
Steep blocks need engineered footings, retaining and often a split-level design. Reactive soil changes the slab.
A narrow frontage or a steep driveway affects machinery and deliveries.
Storeys, roof form, glazing and level of finish.
A DA takes longer than a CDC, and heritage, bushfire or foreshore controls add documentation.
The price only changes after contract if you choose to vary the design or inclusions yourself. More detail: the building cost guide.
Most CKS Projects knockdown rebuilds take 6–12 months from design to handover. We map out your timeline early, so you can plan where you'll live and when.
We talk through your block, your brief and your budget before anyone visits. If the project isn't right for us, or a different approach suits you better, we say so on the call.
Keiron Moore walks your block: slope, access, soil indicators, orientation, existing services, and anything that affects the approval pathway with Sutherland Shire Council.
A design developed around your block and how your household lives, with 3D renderings and a virtual walk-through so you can check the layout before anything is built.
Working drawings, engineering and BASIX prepared as one package, then a detailed fixed-price tender before any contract is signed.
Lodged as a complying development certificate with a certifier or council, or as a development application to council, depending on the pathway your site qualifies for, and managed to determination.
Asbestos assessment and licensed removal if needed, demolition, then your new home built by the CKS Projects team, with regular site meetings and an online client portal through to handover, and statutory warranties from completion.
We coordinate the demolition contractor, the asbestos assessment and licensed removal, waste disposal, erosion and sediment control, and site safety, all under the same contract.
NSW requirement
Asbestos. Homes built before the late 1980s commonly contain it. A qualified inspector assesses the house first. Under SafeWork NSW rules, a licensed professional must remove any friable asbestos and any amount of bonded asbestos over 10 square metres. Demolition follows the clearance certificate.
Two approval pathways. A complying development certificate (CDC) is issued by a private certifier or council for projects that meet set state standards, in as little as 20 days. A development application (DA) goes to Sutherland Shire Council where the site is in a heritage conservation area, is bushfire prone or flood affected, or where the design falls outside the complying development standards. Every new home also needs a BASIX certificate.
We confirm which pathway your block qualifies for at the site assessment, before the design is locked in, so the approval route is priced into the contract.

We build knockdown rebuilds across Sutherland Shire, from Cronulla and Caringbah to Como, Menai, Engadine and Heathcote, with approvals through Sutherland Shire Council or a private certifier. How the approvals work: the Sutherland Shire approvals guide. We also build in the Georges River area next door. See the suburbs and councils we build in.
A knockdown rebuild (KDR) means demolishing the house you already own and building a new one on the same land, rather than renovating the existing structure or selling and buying elsewhere. You keep the street, the school zone and the neighbours, and you get a house designed for the block and built to current standards.
On a lot of older housing, often yes, though not on paper. A renovation quote starts lower because it can't yet price what is behind the walls. Once opening up reveals asbestos, outdated wiring, termite damage, old plumbing or footings never designed for a second storey, the variations grow. A rebuild is priced from a survey, a geotechnical report and a complete design, so the contract figure is known before work starts, and the whole home carries the statutory warranties from day one.
No. Transfer duty in NSW applies when property changes hands. If you demolish the house on land you already own and build a new one on the same title, no transfer takes place, so no duty is triggered. Council rates still apply during construction.
Yes, for both the demolition and the new home, and they are usually lodged together. A complying development certificate applies where the proposal meets the state standards for the zone and the site, and a development application goes to Sutherland Shire Council where it doesn't, commonly because of heritage, bushfire, flood or foreshore controls. The section 10.7 planning certificate for the lot shows which controls apply.
A qualified inspector assesses the house before demolition, and the report defines the scope. Under SafeWork NSW requirements, friable asbestos must be removed by a Class A licensed removalist, and more than 10 square metres of non-friable (bonded) asbestos needs a licensed removalist. Demolition follows the clearance certificate. We coordinate the inspection, the removalist and the clearance as part of the contract.
Most CKS Projects knockdown rebuilds take 6–12 months across design, approvals, demolition and construction. The approval pathway, the weather, ground conditions found once the site is opened, and changes requested after the design is fixed are what move that range. Keiron Moore gives you a stage-by-stage timeline at the site assessment.
Once demolition starts the site isn't habitable until practical completion, so you need somewhere to stay for the construction period. In most cases you can stay in the existing house while design, documentation and approval are underway, because nothing is disturbed until the approvals are in place. We set out the expected duration of each stage so you can plan a lease around it.
Everything from demolition of your existing home through to handover of the new one: demolition and waste removal, asbestos inspection and any removal, service disconnection and reconnection, site works, engineered footings, construction, approvals and certification fees, and a defined inclusions list.
There are no provisional sums hiding unknown costs. The price only changes after contract if you choose to vary the design or inclusions yourself. When you compare builders, ask each one whether their contract is genuinely fixed or contains provisional sums.
Your new home is custom designed for your block, your lifestyle and your budget. CKS Projects isn't a volume builder and doesn't work from a catalogue. Keiron works with every client on how you live, whether that's north-facing living, a plan for a growing family, or making the most of a water view.
Keiron visits your block, talks through what you need, and tells you honestly whether a knock down rebuild makes sense for you. You walk away with clarity, even if we're not the right fit.
