    Renovating your home

Home Renovations in Sutherland Shire, at a Glance

A renovation reworks the house you have: the layout, the kitchen and bathrooms, the joinery, the finishes. On older houses the risk sits behind the walls, so the scope is investigated before the price is fixed.

Where the work would cost most of what a new house costs, we say so and compare it with a knockdown rebuild. Need more space as well? See second-storey additions.

What's Behind the Walls of an Older House

The usual surprises in older Sutherland Shire houses are the same ones found anywhere in NSW: asbestos in the eaves or the fibro, wiring that predates the current standard, termite damage, old plumbing and footings never designed for more load.

    • Asbestos: assessed before work starts, and removed by a licensed removalist where SafeWork NSW requires it.
    • Structure: checked where walls move or loads change.
    • Services: wiring and plumbing that must be brought up to standard are priced in, not discovered later.

    Common questions

    Home Renovation FAQs

What renovations do you take on?

Whole-of-house renovations and interior refurbishments, often combined with an extension: reworked layouts, kitchens and bathrooms within a renovation, joinery, finishes and detailing. We don't take on small single-room jobs such as a standalone kitchen or bathroom; they're part of a larger renovation when we do them.

What hidden problems come up in older houses?

Asbestos, outdated wiring, termite damage, old plumbing and footings never designed for more load are the usual ones. We price what can be known before the contract, and if a renovation would cost most of what a rebuild costs, we say so and compare it with a knockdown rebuild.

Do I need approval to renovate?

Minor, low-impact work can be exempt development with no approval needed. Alterations and additions can often be approved as complying development, in as little as 20 days. Larger or constrained projects need a development application to Sutherland Shire Council.

How do you price a renovation?

To the individual home, site and scope; there is no fixed figure or square-metre rate. You receive a detailed fixed-price quote with a documented scope and cost breakdown before the contract, and we explain the quoting process and any fee on the discovery call.

Is engineered stone still an option for benchtops?

No. Engineered stone has been banned in Australia from 1 July 2024 for manufacture, supply, processing and installation. We talk through alternatives at selections.
